The condo comfortably sleeps 4 guests. Bedrooms & Bathrooms: Master Bedroom: King-size memory foam bed with luxury linens. Cozy Nook: Twin daybed with a pull-out trundle, perfect for kids or extra guests. Two full bathrooms with a hairdryer shampoo, conditioner, and body wash. Kitchen & Dining: Fully renovated dream kitchen with every appliance you might need. Includes an air-fryer, crock pot and much more. Dining area seats four. Amazing flex-work space. High-Speed Connectivity: Set up of your laptop and use the ultra high speed wi-fi for remote work at the table with an amazing view of the river. Work & Play Ready: While we don’t have a dedicated office, our guests love using the laptop-friendly dining area and the high-speed Wi-Fi (500Mbps+) for remote tasks. The screened lanai also makes for a peaceful "outdoor office" with a view! Full coffee bar stocked with a Keurig machine full pot & single serve coffee, K-cups, creamers, and sweeteners. Amenities & Entertainment: In-unit washer and dryer with laundry supplies. Beach Gear: 4 chairs, an umbrella, towels, and coolers with ice packs. Sports Gear: Pickleball paddles and tennis racquets for use on the property courts. Entertainment: Board games, books, ultra high-speed Wi-Fi, and three Smart TVs with a full DirecTV cable package.

Rental Agreement: A simple contactless rental agreement is required to be signed for your stay. Guest Registration: To ensure your security and resort access, a quick one-time registration at the manager's office is required. We’ve made it easy—we’ll provide your digital gate pass for weekend arrivals so you can head straight to the pool! Guest must register their car on the first business day at the main office. Registration is free. Fishing: If you plan to fish from the docks, a Florida fishing license is required. Animal Policy: To maintain a high standard for guests with allergies and per HOA regulations, this is a pet-free home. No Smoking: Smoking of any kind is prohibited in the unit, on the lanai or the front breezeway. Violation will result in a $1,000 fine. No Parties: No parties or large gatherings at any time. Respect your neighbors and keep evening noise to a minimum.
